As the  report reflects, our market, like most markets, is in transition.  It is very difficult to determine exactly how much less a property sells for today compared to previous years. We do know that we are selling about one half as many homes this year than we did in previous years. Has our market hit the bottom? Most likely we have or we are very near the bottom. No one ever knows, until we can look back and say “ That was the bottom!”. One thing we have learned, is people who accumulate wealth, buy when the masses sell and sell when the masses are buying.

Our Team prides ourselves on knowing what the market is today, and adjusting to current market trends. Our showings are exactly one half to what they were 1 year ago. Our best chance to sell a property is the first 2 weeks of coming on the market. We are seeing the most amount of activity with new listings or listings that have been reduced in price.  Sellers are basically in 2 categories today. 1. I want to sell now. 2. I want this price for my property. The sales in 2009 are coming from those sellers who choose Option 1.

Our Buyer's Agents have buyers who are actively looking to purchase property at the Lake. They are very qualified. They all want to buy from sellers who are in category 1. Price is by far the overriding criteria of why they will buy a particular property.
