This has been one of the most anticipated reports our team has ever compiled. Our agents are asked on a daily basis two questions. “How's the market?” and “When do you expect things to improve?” Our quarterly report, has been instrumental for our team to predict the future of our market in the short term.
Although the market improved over the last 6 months of the year, 2009 will be remembered as a cleansing of the market. Not only did sales decline, the number of agents selling homes also was reduced by 30% from 2007.
Showings for the year are virtually the same as they were in 2008.
Our team continues to see a decline in the number of buyer's leads who are beginning their search for lake property. This decline is directly related to the overall economy in our opinion.
The strongest market continues to be homes priced under $200,000. The weakest markets are commercial properties and lakefront lots. Both are on a 4-year decline of sales and neither looks to improve for 2010.
Financing issues are for the most part, non-existent. Our team has no trouble getting buyers qualified for home loans.
